Large-format tile, 24x48 inches and bigger, makes a room look wider and calmer because there are fewer grout lines. It's also less forgiving. A slab that's slightly out of level shows up as lippage, where one tile edge sits higher than the next. We grind or self-level the subfloor where needed and use leveling clips so the finished floor is flat enough to roll a marble across.
Many South Florida homes still have carpet in bedrooms and hallways or older 12-inch tile in the living areas. Replacing it with one continuous porcelain floor ties the whole home together and holds up to sand, pets and humidity far better than carpet or laminate. In condos we install a sound-control underlayment where the building requires it.
